摘要
“炒房”这个名词想必大家都非常熟悉。房屋对人们的重要性不言而喻。房屋是人们生活最基本的保障。房产除了能够居住之外还可以用来增值。因此,房地产行业随着不断地爆炒,利润丰厚。在多年前房地产行业属于一个暴利的行业。然而近几年,随着国内关于房地产行业政策的变化,房地产企业的增加,房地产市场逐渐走向下坡,很多房地产企业都面临巨大的财务风险和财务危机,甚至有些房企产企业面临着倒闭破产的风险。本文主要探讨房地产企业的财务风险,运用财务风险的理论知识及特征成因,以中国最大的房地产开发企业万科集团为例,对其2012-2015三年的财务数据、财务指标分析整理加以研究,判断该公司的可能遇到的财务风险及发展经营状况。本文旨在通过对万科集团财务指标的分析,以更全面的了解财务风险对一个企业经营运行的重大影响,进而对房地产企业防范控制财务风险提出相关建议与对策。

Abstract
"hot real estate"this noun must be very familiar to everyone. The importance of housing to people is self-evident. Housing is the most basic guarantee for people's lives. In addition to being able to live, they can also be used to add value.As the real estate industry constantly ramping is a windfall industry in many years ago. In recent years, as the change of domestic policy, With the increase of real estate enterprises, the real estate market gradually downhill, many real estate enterprises are facing huge financial risk financial crisis ,and even some production enterprise, enterprise faced with the collapse of the risk of bankruptcy. This paper mainly discusses the financial risk , through the understanding of the theory of financial risk, real estate enterprise's financial risk formation reasons, and the leading enterprise of real estate enterprises China Vanke Co.,Ltd. as an example, the 2012-2015, three years of financial data, financial index analysis to the research, concludes that the company may encounter financial risk and the development of the operating conditions. This paper aims to the analysis of the financial indicators, China Vanke Co.,Ltd. in a more comprehensive understanding of financial risk has the potential to affect the operation of a business, and throw out a suggestion and Counter measures to prevent and control financial risks.
